The Springs Apartments is a wonderful place to live! I’ve been here for about three to four years now, and my experience has been consistently positive. The staff are always kind, approachable, and genuinely helpful. They go above and beyond to make the community feel welcoming by organizing fun events for residents throughout the year. For example, last year they hosted an Easter egg hunt and a trunk-or-treat for Halloween. Even small touches, like having treats and toys for pets available in the office, show how thoughtful they are toward everyone who lives here. The Springs is also very pet-friendly, which has been a huge plus for me. There are pet waste stations with doggy bags throughout the complex, making it easy to clean up after my dog. A highlight I like is the maintenance team. Whenever something breaks or an issue comes up, they respond quickly and handle it efficiently and give multiple proper notices before entering the house and about what they're doing around the apartments. If the water has to be shut off there's a lot of notices of when it will be turned off and for how long compared to the old staff which was terrible at that and turned the water off without any notice.There's a monthly newsletter telling us the events and major projects happening that month. they just redid one of the pools and gave it new furniture too. its very nice and there is a gym. Overall I love living here and are thankful for our wonderful staff :)

The springs are great apartments for families if your thinking about moving and you have little ones or teens, it’s right across from kastner/ Lincoln and closest high school is clovis west! It’s also super close to riverpark, I used to have to drive so far just to go on this side of town but living here has been great I really enjoy the area and environment here !

I have been a resident at The Springs for about 6 months now, the property is very well maintained and the pool is always clean (especially compared to my last place). The property is gated and has security on site which keeps the area very quiet , I always feel safe walking my dog around the property! Everyone at the front office is very nice and accommodating they made my move in process super easy and were able to get me my move in date In just a few days ! Overall I have never had an issue with this property, everything is up to date 5/5⭐️

Dont get me wrong of course i read into the reviews before hand just to help with my apartment search, but one thing for me.....I did not encounter anything as bad as the reviews made it seem. & i can reassure that no one made me do a review either! Although i just recently leased with The Springs, thus far..SKYE has been professional and friendly the whole step of the way. Very patient as well with all the questions i even had. Props to her for reals. She follows policy rules that pertains to the apartment very fairly and is always reassuring that if i had any question after move in that i can always call or come into the office. I intent to leave an update for later but as of the moment my experience so far with the leasing process has not been a disappointing one.

I’ve been here for about six months Zachary one of the managers who help me apply and get approved is very nice and helpful from beginning to end with the whole process, answered any questions and all concerns I needed. He is a lovely guy. The apartment is very spacious lots of countertop, which I love even though we can’t use the fireplace. It is nice to have and accommodates the apartment. If you have any concerns with anything being broken, or need to be fixed a ll you have to do is put in a work order and they fix it in a timely matter. Fresh paint and new carpet and clean floors upon move in, having a two car garage is a plus and very spacious patio area with a separate washer and dryer hook up love it. The pool and Jacuzzi is nice. Pluse the gym! I just wish the Jacuzzi was a little cleaner to feel comfortable to get in and worked. The pond is not working have been told it’s going to be fixed in the future. It would be nice to see it up and running, we recently had the park taken down because I believe it’s being rebuilt, which would be nice, for the children. There are water shut offs but you are informed days before so you can be prepared. I recommend applying here if you’re looking for a nice area dog friendly and spacious place to live. Also it’s nice and quiet. I don’t have any problems with noise from neighbors.

The staff here are great . They are very accommodating and if you have a question they will provide the answer. I have been here a short time and the place is quiet and my neighbors are friendly. The apartments are being up graded and it's got this feelings of you are at home . There is no shortage of kindness. It's like living in the mountains with a breath of fresh air.

I have been a resident for almost 2 years now and don’t have much to complain about. The laundry mats are cleaned weekly (if not more), the park is available and cleaned for my son (they even added a standing connect four recently that we love). The pools were always available in the summer. It’s a quiet environment and very cabin like. The office does great with communication via email or phone. Pet friendly and waste bags provided throughout the complex which can be very appreciative. Overall we are happy to be residents. We’ve noticed some complex changes which we assume are because of the management team, thank you!

I’ve been here for two and a half years and counting. Initially, the apartments were well-maintained, however they now require some renovations. Our mailboxes were broken into, some apartments in the back burned down, and the trash cans are always overflowing. Maintenance takes longer than usual to complete repairs. On the plus side, it is a dog-friendly community that is easily accessible. The complex may use some work.

Still feels like a blessing for our family to be living in this complex. The office staff (& company) were super super understanding during the toughest times of the pandemic. Even now, they are understanding and patient. Other complexes can't wait to find a reason to get you out and a new person in but not at The Springs 💕. It truly is a "as long as you are happy, we are happy" type of vibe 🥰. The maintenance is grade A. They maintain the pools, the grounds, and our units very well. Also, I LOVE the community events they do for the residents.. Keep doing an awesome job The Springs. You help my family feel at home 💕

When I applied my process was very fast and easy I knew I wanted to live at The Springs the minute I drove into the complex. I had previously done my research online and was very excited that it is pet friendly. As soon as I walked into the office I was greeted with a smile. The same day I filled out my application online I was approved. My experience ever since I moved in has been great. Management is very helpful and professional. Nina and Ángela are really friendly. Maintenance fixes everything quickly. It’s definitely a beautiful complex, pet friendly and spacious. I love how the complex has a gym, small playground, laundry facility, a pool and a jacuzzi. There is a lot of near by stores and dog parks as well there is Woodward park only 5 minutes away and Todd Beamer park. The Springs is centrally located I guarantee you will love living here.There is also a lot of fast food places near by Taco Bell, McDonald’s, In N Out, Carl’s Jr., Starbucks and gas stations. I love how Surf thru car wash is just across the street you can buy the monthly membership and take your car as much as you want have it looking nice and shiny. I also love how Smart & Final and Save Mart are just across the street. There is also AAA relaxing station where you can get an awesome massage I love going for relaxation take advantage of their awesome services. Another great advantage is having the post office literally a minute away and also having the ups store. Also, banks are super close by and Walgreens. Walgreens has a Redbox right in front which is awesome. As well, I’ve taken my dog to cut his nails at wizard of pawz everyone is very friendly in the salon. Also, there is a veterinary right around the corner for any emergencies and Pet Smart is only a short driving distance. Saint Anges hospital and Saint Anges urgent care are close by. I love how Target and Best Buy are also super close by. Riverpark is only 5 minutes away, the movie theater and lazy dog. I can guarantee this place is awesome!

Updated review: I want everyone reading to know that this is my honest review based on my experience, and my family's. As this was our very first rental (ever) for 3 out of 4 of us, I only want the betterment of this complex. That said, we'll begin with the cons. Cons: -maintenance; when we first moved in, it felt as if we had to hound the office to get maintenance (before you could put in a maintenance troublecall online) as there were only 2 maintenance men when we *first* moved in. -construction; during Thanksgiving of 2018, for about 96 hrs, there was no way to bathe, do dishes, etc. My family had no emergency funds to stay in a hotel indefinitely, nor did we have family close by to take us in. We essentially were forced to sit in our own filth as construction worked on the water lines. -communication; while my family were out of state tending to a family death, only my younger brother stayed behind. He reports not receiving a 60 day reminder. This could simply be a miscommunication. However, this miscommunication ended up with a 30 day notice to the office instead of the mandatory 60 day, and paying for a month after the expiration of our lease (why waste a month?). September 1st was a Sunday, holiday on the 2nd, so the 30 day went out on the 3rd. We paid the prorated 3 days of $180 (after moving out) as required, on top of paying for the month of October (after end of lease). Ensure communication! Pros: -friendly office staff; any questions we had, they answered. Even if they seemed to be having a hectic day, they did ensure our compliments, concerns, and complaints alike were addressed. -centrally located; we had awesome access to Sushi Day, Save Mart, PetSmart, Walmart wasn't too far, and the VA was a few miles down the highway. -pet friendly!; this place was a godsend! I didn't want to have to surrender my German Shepherd, and this place ensured I didn't have to. I am eternally grateful that this place gave us our first rental history for 3 out of 4 of us. We learned so much from the pros and cons from our own experiences. I am so upset that our Budget truck wasn't big enough to bring everything with us; we left valuable furniture behind -- we even forgot up to $140 (+/-) just sitting on the counter. Our vacuum broke down, so we couldn't even finish cleaning! I feel AWFUL as a clean freak, and a Veteran. I pride myself on leaving things better than I found it, so this genuinely upsets me. I hope the $950 security deposit takes care of where we failed, and that a good Samaritan does the right thing and forwards the money we left behind to us. This is a fine place if you've never rented. Pet friendly, great location, and helpful staff helped us with our first rental experience. We cannot express how grateful we are. I gave onky my honest review based on mine, and my family's, personal experience. Communicate, have an emergency fund for anything, and use the new resident features that they've worked hard on improving. Much love.

Edited review......dropped to 4 stars We still like living here but we are disappointed. I'm not angry I just don't understand why they don't refill the pond area outside our balcony. I mean we do pay a good amount for rent and this is part of what we pay for. We pay for upkeep of the grounds etc and for all things to look and work properly. The pond area was drained and cleaned but never refilled. I understand it will cost money to fill it with the turn of a valve but what's the point of having it and showing that picture on your site if your not going to use it?? I mean heck, I should get a discount on rent technically if it's not on display. We have family coming from MI this weekend and we get to show them an empty pond that ducks use to swim through and splash in. Pretty ugly eyesore now. 😕On a good note kuddos to the groundskeepers, they do amazing work. The springs is a good place to live. The springs is a good place to live. We moved here from across the country and the process was pretty much painless. The staff were very accommodating helping us from so far away. We love our apartment, it's just what we needed. We love having a good size balcony overlooking one of the ponds. My apartment itself is nice and spacious, with an attached garage. The location is great too, good access to pretty much anywhere since you are right by River Park Shopping Center. A great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise .

The Springs team is amazing! Anytime I have a work order they are right on it! In light of recent events with the water being turned off, what wasn't reported on the news was how diligent staff actually was over a holiday weekend. Doing absolutely everything they could, literally running back and forth, hand delivering large bottles of water, providing models to shower in, canceling vacations to be on-site to facilitate and direct, and delivering over 300 notices multiple times. This crew really is the best contrary to the negative, awful things people have to say. I have never had anything but a pleasant and prudent experience with Michelle, Melissa and the gang. So thank you for all you do!

Yes the buildings are older, yes they have the "cheap" apartment fixtures, appliances, etc. But maint always fixes things timely(though the water in the entire complex is out right now due to a busted main line, not their fault and they are working on fixing it, and they're not rude when I've called them 3 times today to ask if they have any updates on when it will be fixed). Parking is definitely an issue, there's not enough of it if you come home late at night. But right now we only have 1 car so we use our garage and it's not an issue for us. It's one of few apt complexes in Fresno that lets you have pets, and I'm sure that's one of the reasons they're priced high. That being said, though, almost everyone here has pets so if barking dogs bother you this probably isn't the place for you, there are tons of other pet-free complexes in Fresno. I do wish more people picked up after their dogs, but that's not the complex's fault. Any complaining I have is minor at worst, and every time I've called the office with an issue it's always been fixed. This would have 5 stars, but first, a small story. I'm still very ecstatic that this complex approved my family. Only my husband has any rental history. I am a veteran, do I never rented. My dad's a veteran, single, and had been homeless for 2 years, before getting a job and living with cousins, and my younger brother is disabled. The cost to move in/apply/deposit was expected. For now, they take large dogs, like our German Shepherd. I don't know when, or if, they will change this rule. The ladies in the office are kind, and answer any questions I might think of. However. Maintenance needs help. When someone says that they'll be back "in a few days", I expect just that. Not weeks on end with no phone call update, and I sure as heck shouldn't have to bother the office about maintenance. They've still haven't come back with anyone to repaint the door framed they just fixed (the other one looked like it had been kicked in), and this knob on the front door needs... something. Pretty sure the previous tenants had anger issues. Tldr: thoroughly inspect your apartment and hound maintenance.

We just moved in a month ago and we are so impressed with the place and office team. We feel safe here and perfect place for our kids school and work. Everyone here is so respectful ans professional to work with. We have had some maintenance needs and when I called they we’re there to fix the problem even on the weekend when our AC unit stop working. Moved into The Springs in 2013 and we wish we could of stayed till our daughter finished Kastner but a great opportunity came up to move so we took it. I have to say the girls in the office are strict but I can honestly say they are sweethearts. My daughter forgot her keys once and the girls in the office kept her in the office made sure she had water and A/C and let her use there phone to call me so I could get her in the house and still checked on her to make sure she made it home safely. The maintenance guys are very respectful and great. Dan, Ben, and David were always great when coming into my unit for any repairs and even brought treats for them. We will definitely miss living here! If you are looking for a nice environment for the family with Clovis District Schools this is definitely a great place to move.

We've lived here for almost a year now and so far we've had a good experience living here. Any time we've needed maintenance done, a work order gets placed and taken care of right away. Unless they have needed to order part. Also the girls in the office have also been polite and helpful. Keep up the good work ! Almost 5 stars except parking is ridiculous here. As it is in most apartments so if you have multiple vehicles make sure you get a bigger place with 2 car garage. Other than that it's been a good experience despite reading previous reviews.

The office has been very professional and helpful for us from day 1 of contact . We were on short notice to find a place in California all the way from Georgia due to Military orders, and were having such a hard time finding a place that fit our needs. We did find a few- but their lack of professionalism turned us off and made us weary of renting from them. When I contacted the Springs-Jeanette was informative, straight to the point and always followed through-something we value very much. Melissa was very helpful as well! The apartments are a little older but we love the location of the springs and have nothing but good things to say about the staff and Springs at this point.

We moved here from the East coast and knew nothing about the area or The Springs. We have been really happy overall with the friendly and helpful staff and getting things taken care of in a timely manner when need be. We have had a few things that needed repairing and they get to it asap, sometimes even the same day. I also like the gate and security which makes us feel safe, especially when having a young child. The playground and pool is great for a child too and they have an adults only pool which is nice when you want to get away from the noise or splashing. Likely the best thing though is they are pet friendly, which was hard to find when we were looking in a nice areas, which is wonderful since our cats are like our other children. All in all, we have been here going on a year in a few months and it has been a very pleasant experience.

I really liked that is closed to schools and stores, I have my granddaughter in elementary school and she can walk home, maintenance is good and the girls in the office are really nice and helpful.
