I lived here from April 2014 to 2016. Rent started at $850 for a 1bd/1b and went up every year. I'll start off with the exterior... there is very little parking depending on which side of the complex you live on. Check it out on Maps/Earth. The buildings are more towards the north side of the property. This means if you live on the south side you get plenty of extra parking while the north side gets just the garages and guest parking. Of course its mostly families that live here so expect every unit to have multiple vehicles. Everyday was a struggle for parking for my girlfriend and I. Garbage cans usually fill up quite fast so expect to see lots of lazy people leaving their bags on the grounds next to the garbage cans. Also recycling cans seem only exclusive for the south part of the complex? Broken sprinklers gushing water through the air at night not being fixed for several days. Cockroaches. Big ones. We had to spray them ourselves since when I went to complain to management they did not send anyone to spray. Even then we all know how pests are. They will leave our unit for another and be back in a few weeks. Inside the unit was dated. Most drawers were broken. I had to fix them. Outlets were loose.. again... I fixed them. Railings were loose. I complained so they wedged the rail tight with a screw... Holes in the walls with some water damage visible on the ceiling. They did not fix any of it and if they did it was shoddy patch work. Our oven range was non functional and the oven and dishwasher must have been from the 80's. The patio sliding door was installed upside down causing it to fail overtime. At one point only myself and not my girlfriend could open the door (it required a lot of strength). Leaky bathroom faucets and a broken wax ring on the toilet when we moved in (it never got fixed). Finally our deposit was never refunded. We followed all the guidelines necessary to retrieve our deposit. We took 2 days off work to clean the unit. We only got $36 back. We had to pay the carpet cleaning and some "General cleaning fees". I scheduled an appointment with management to walk with them when we did the final inspection. They just walked in quickly did not even check our cleaning work and circled a bunch of fees on an agreement paper and had me sign. This complex is shady. The management are shady. Find residence elsewhere because everyday was a nightmare from the parking to cockroaches waking you up in your bed all the way to dog poo being left everywhere around the walkways and grass. I have never felt so out of place than living in The Springs.

WARNING: Rent at your own risk, these are slums in disguise! Looks great from the outside but inside these apartments are outdated. Leaky toilet upstairs, one time it got so bad that it was literally raining toilet water through tiny holes in the ceiling in my LR downstairs. When I moved in there were what looked like drill holes in the LR ceiling and when I asked about them when I moved in they told me not to worry about it. What a coincidence that when my toilet leaked all of the water started draining from the drill holes that I had asked about when moving in.....coincidence?... I think not. They must have had this issue before and did a half-ass job fixing it by drilling holes into the ceiling and then moved the next sucker (me) in. They never showed back up to repair the holes, they promised to have the carpets professionally cleaned but that never happened so I paid for it to be done myself. Only two of my four burners on the stove work, I've sent multiple requests and each time they come they rig it so that the burners turn on but whatever it is they are doing is a temporary fix because they go in and out. One of my kitchen light bulbs doesn't work and they literally duct taped it to the connection....of course another temp. fix! They will never fix anything to completion yet they will RAISE RENT EVERY YEAR to live in this dump. NOW my latest is this, I got a threaten for eviction because supposedly my water bill was not paid "in full" for several months. MIND YOU, I NEVER GET AN ACTUAL PAPER BILL UNTIL ABOUT THREE WEEKS AFTER IT IS DUE. Their solution? I should call them every month to find out the balance. Ummm how about you send me a statement on time instead? I have done my best to estimate what I owe with no bill to review. My issue isn't trying to get out of what is owed but the nerve to threaten eviction when you haven't even provided a tenant with the bill is absurd. I shouldn't have to call the rental office every month I have a life to tend to, thats just BAD business. So if you love paying top dollar to live in a sh** hole where they never fix anything and are rude when you have disputes then this is the place for you. Don't say you weren't warned!

This place is a subpar and overpriced rental, rent at your own risk, could list a bunch of issue from pest to continuous issues with plumbing etc. Do better Springs. Update a counter top at least.

The springs is okay. The apartments are outdated completely. for the most part they do repairs, but i asked several times about pest control when i first moved in and i had this funky smell in my apt like mildew behind the walls and i complained for 2 months and nothing was ever done so i finally just gave up asking. then i moved out after only 3 months of living there and i had the carpets professionally shampooed and carpets cleaned. they charged me for full cleaning and shampooing and took all my deposit and want me pay more money. they also charged me for something that makes no sense AND on top of that they never mailed me receipts i had to hound them for my copies and they claimed i never gave them a forwarding address even though i submitted it when i received my move out packet from them shortly after i submitted my 30 day notice! i wouldn't rent from them again.

Since moving here in August 2013, this place is not worth the price and time. The whole complex is a mess. You'll have more of a headache than peace living here. I will update more once I move out.

The place wasn't bad overall. The grounds have some nice greenery and there are a lot of tadpoles (and later frogs) in the fountains every year. In the larger pond there is a family of ducks that comes for a few months every year. The excerise room is small but usually quiet which is lovely, but some folks will go in there just to watch TV. Next store is the party room which is also a nice addition, but they don't like your guests to use the pool for some reason they didn't feel the need to explain to me. There is an adults only pool which an awesome idea but of course, the tenants will disregard the rules when the staff is off on the weekends. It is in walking distance (a block) from two grocery stores. The downside is much the same with most apartments, someone is always watching, always, and the admin staff is kind of grumpy most of the time, but, there is also the fact that just across the street is a middle school. So you have to deal with lots of traffic around 7 & 1430 and the kids will sometimes come sit on the grass if you live in the front. There is also the band practice/games you get to listen to. But it is nice if you need a track to run on which Kastner allows when the kids aren't around.
