I enjoyed my time at the springs, but the water issue has been SUPER constant. (July 5, 2023) it’s is currently 8:20pm and the water has been shut since ~8:30am. It’s a super hot day, I came back from work hoping that the water would be on since we need it for TOILETS, SINKS, BATH/SHOWERS, and I personally use it for DRINKING WATER (w/filter). There is nobody to reach at the springs for the issue. I understand that pipes get old, but the price is too high to be dealing with this.

Rent is too high, water has poured into our apartment from upstairs since we moved in. Court ordered for it to be fixed and it wasn’t. I have videos of it pouring down my walls last night. I called them and emailed them no answer. I guess they don’t care. Due to Covid we got behind and the manager at the time Melissa refused to fill out the Covid aid application so we could get caught up. Went to court now owe over $10,000! That’s two 1/2 months rent and the apartments legal fees. We are out of here thankfully onto greener less wet pastures. Dirty grounds trash overflowing always and loud neighbors that own a Great Dane. Legit sounds like a horse upstairs. Feel bad for the next tenants. Wish we had a better experience here. I know in past reviews I read these apartments have responded back by being degrading to the person leaving the review. Just do research before moving here look at all the reviews on Google, yelp and BBB. I have more photos but this one I posted is the worst. This is water damage from the upstairs neighbors washing machine getting backed up and flooding my front entrance. I could see the sheet rock cracked from the consistent water leakage. This stayed this way for almost a year! Did not get “fixed” till the court told them to fix it because I said it isn’t safe to live here. Can’t fight corporations who don’t even live in Fresno.

This place is in a nice area but it’s becoming increasingly inconvenient to live here. The water shut offs are getting ridiculous, & all residents are told is that it happens for repairs. These “repairs” are apparently having to be done on either an emergency basis or they’re planned maintenance—however, the frequency with which it happens leaves the impression that the place was just not built in a quality way. Busted pipes cause water shutoffs, repairs, broken lines or leaks, & it leaves half the complex at a time if not the whole area without water. Currently the water has been off Thurs, Fri, & now Monday on an emergency basis because they were “unable to find the leak” the first two days. from The utility bill does not change, the office workers do the best they can but provide little to no help unless it’s to put in a maintenance request. Looking at previous reviews, this has been an ongoing issue for at least a few years. The rent is too high to not only have water shutoffs at LEAST once or twice a month, but also mediocre infrastructure, poor insulation resulting in higher PG&E bills, & little parking space. Edit 12/6, original posted 7 months ago: This place is so bad I had to come back & edit my review! Not only is the water shut off almost every other month, this year is was shut off without notice on THANKSGIVING! The office employees were obviously out for the weekend, given that it was a holiday, so residents were only able to contact the city of Fresno for even a hint of when it would come back on. Less than a month later, they had to shut it off again today & went past the “8-5” timeframe until nearly 6. Don’t be fooled by the outside renovations, only move here if you have a backup apartment for the inevitable day you won’t be able to cook or shower unless you do it outside of business hours :)

My boyfriend and I enjoy living here. It is close to the Riverpark outlet and I like the privacy they give you. My last apartment would barge in even if we weren’t home. However the water is turned off a lot which I understand old construction needs more repairs especially on pipes but today (April 10) we didn’t get notified at all that the water was going to be shut down. We were out last night and we didn’t get a paper notifying us at the door. We have school/work/plans and it gets messed up due to not being prepared for a water shut down. The rent is also pretty high for having constant water shut offs, the gym room closed, and having glass/trash in the designated driving area in the complex.
